Why we work with fewer clients than we could

We are asked, reasonably often, why we do not have a bigger team. It is a fair question in a market where the standard answer to more business is more agents.

The honest answer is that we have watched what happens, and we would rather do fewer transactions properly.

What scale actually costs

Beyond a certain volume, the person you hired stops doing the work. They introduce you to someone else, who introduces you to someone else, and the experienced agent whose name is on the sign is a relationship manager rather than the person walking the house with you.

That model works. It generates a great deal of business. But the specific thing we think is worth buying — someone with forty years of building experience standing in a crawlspace telling you what he sees — does not survive being delegated. Either Jim is at the house or he is not.

So we cap it. Fewer clients, all of them worked directly.

What that means in practice

You get the person you hired. When Jim walks a property with you, that is Jim's forty years in electrical contracting and home building looking at the panel, the crawlspace and the roofline, not a summary of them relayed by somebody else.

You get answers the same day. Small teams are reachable in a way large ones structurally are not, and in a market where good properties move quickly, being reachable is not a courtesy — it is the difference between seeing something first and reading about it after.

You get told when not to buy. This is the part that costs us money and is the reason to work this way. An agent carrying thirty active clients is not incentivised to spend an hour talking one of them out of a purchase. We will, because we would rather have the relationship than the commission, and because the houses we talk people out of are usually the ones that would have produced the phone call two years later.

The trade you are making

We are not the largest team in Williamson County and we will not claim to be. If what you want is a machine — a large operation with staff for every function and availability at all hours — that exists here and some of it is good.

What we offer instead is that the person with the experience is the person doing the work, and that we know this county at the level of individual streets rather than general areas.

Nashville, Brentwood, Franklin, Belle Meade, Nolensville, Spring Hill, Thompson's Station and Fairview. That list is deliberately short. It is the area we can genuinely claim to know, and we would rather refer you to somebody good outside it than pretend otherwise.
