Acreage west of the city, at prices that still surprise people who have only shopped the eastern side of the county.

Fairview sits at the western edge of Williamson County and prices very differently from the Franklin and Brentwood corridor, largely because it is further from the interstate. For a buyer who wants acreage and does not commute east every day, that gap is the opportunity.

What you are buying here is usually land as much as house, which shifts what matters. Road frontage, how a parcel drains, what is standing on it, whether it perc tests, and how power gets to a building site are the questions that decide value — and none of them appear on a listing.

It is also worth being honest about the drive. Fairview is a real distance from downtown Nashville and the difference between that being fine and being a daily grievance is entirely down to how often you actually make the trip.
