The city's oldest money, and a market where very little comes up and almost nothing is comparable.

Belle Meade is small, and that is the whole story. It is its own incorporated city inside Nashville, the housing stock is largely early twentieth century on substantial grounds, and in a given month there may be very few genuine comparables for anything you are looking at.

That changes how pricing works. In a market with volume you price against what closed nearby last month. Here you are frequently pricing against a handful of sales spread over a year on properties that are not really alike, and the number you arrive at depends on judgement rather than arithmetic. Getting that wrong in either direction is expensive: overpriced sits, underpriced leaves money that does not come back.

For buyers the constraint is patience. The right house may not be on the market this quarter, and the people who do well here are the ones set up to move quickly when it is rather than the ones trying to force a purchase into a timetable.
