Buying a home in Franklin

The historic downtown is the reason most relocating buyers ask about Franklin first — and the reason they are often surprised by the price.

Franklin sells itself in about ten minutes on Main Street, which is a problem as much as an advantage — a lot of buyers arrive having already decided, and then discover that the walkable downtown blocks are a small and expensive fraction of what Franklin means on a map.

The practical split is between the historic core and the developments that have grown around it. The core is genuinely walkable and genuinely old, which brings the ordinary consequences of old houses: knob-and-tube that was never fully replaced, foundations that have moved, and renovation constraints if a property falls inside the historic overlay. None of that is a reason not to buy. All of it is a reason to know before you offer.

Outside the core you are usually buying newer construction with more space and a car-dependent commute, at a price that often compares favourably to Brentwood for the same square footage. Whether that trade is right depends almost entirely on how often you actually intend to be downtown.
