Brentwood is the address most people name when they mean Williamson County without saying it. The defining feature is lot size: an acre is common where it would be remarkable a few miles north, and that alone sets the character — mature trees, real distance between houses, and almost no through traffic once you are off Franklin Road or Concord.

It is a school-driven market, and that is not a soft factor here. A great deal of what people pay for in Brentwood is zoning, which means two houses of identical size and condition can sit at meaningfully different prices for reasons that have nothing to do with the houses. Knowing which side of a zoning line a street falls on is the single most useful thing to establish before you fall for something.

Stock ranges from 1980s and 1990s builds on generous lots through to recent construction, and the older ones are frequently the better buy once you have someone who can tell a cosmetic problem from a structural one. That is the part Jim does, and it is the reason people send him back to a house twice.
